Do you require hard credit pulls?

No, only soft credit pulls are required. Our lenders will generally take the highest mid-score amongst all guarantors on a deal.

Is prior experience required?

No, we can assist with financing for any type of investor whether its your 1st or 10th deal.

Experience will help but it is not required.

What are your seasoning requirements for refinances?

We generally need to see 3 months of ownership if their is prior financing on a property.

If the property was bought with cash, we can offer purchase terms for the first 180 days, after that period we can then lend of the ARV.

What are the maximum LTV's for DSCR Loans

We can offer up to 80% for the purchase of a property and up to 75% for a cash out refinance.

What are the maximum LTV's for Fix and Flip Loans

We can offer up to 95% of the purchase price and 100% of the rehab cost depending on the borrowers experience level.

Do you close loan in an LLC?

Yes, we close loans under LLC's and Trust, we do not close under personal names.

How long does it take to secure financing?

We can close in as little as 14 days but generally files will close in 3 weeks.

Where do you lend?

We lend in all states except CA, AZ, ND, SD, VT, NV
